I would think that for 3 units you would be looking at over 30K just to do plumbing, heating, and electrical…never mind structural work if any, roof, replace all windows, floors, walls, ceilings, new fixtures, etc etc…

I suspect it’s closer to 100K than 30K.

I was sent an e-mail about a 3 flat, 4000 sq feet total, brick. Was told this needs to be a gut rehab, no heating in the building either. This place is really far from me, and I normally work with deals closer to home. I just want to see if it’s worth pursuing and I have never dealt with major rehabs…much less gut rehabs requiring new heating, possible electrical, water, etc…

Can any give me a ballpark range of what to expect, and how long it would take? Are we talking 30-40k or is it more like 100k??? Once again, I have no idea on this. If we’re not talking close to 6 figures it’ll be worth it to go out with a contractor to get a real estimate.
