Sorry Ed, the PP is $1,295,000 my mistake.
The property is a SFH at the Ventura Marina, 5bed plus 4, on two levels, the appraisal dated 7/31/00 for 1295000 and the buyer has AA credit.
The problem is the loan needs to be funded by the 8th Oct.

1st $ 500,000
need new 2nd of $395,000 for 5 yrs with no pre-payment penalty after the first year.

Your post is confusing. You state the PP is $2,295,000 with $400,000 down and a $500,000 first. You’re asking for a second for $395,000.
1st 500k
2nd 395k
Down 400k
That’s only $1,295,000 where’s the other million coming from? What kind of property?
Where is the property located? Brian I need more info.
