You need to get more specific than by zip code. “Bad” areas do not neatly fall inside or outside such arbitrary boundaries. You need to drive around. On the ground it becomes painfully obvious where you don’t want to be. Much of the are is newer, and stuff that is neglected really stands out from stuff that is well cared for.

For local Phoenix investors, what are some of the good zip codes to invest in town homes, and what zip codes to avoid? Many town homes that I see pictures and google map, look like apartments or plexes scattered.
I understand West of fwy 17, south of Bethany, and East of 70 st are not good. Thanks for sharing.
