Hey, thanks for the advice Jim. I’m in Sarasota, trying to stick to Sarasota down to North Port and some in Bradenton. Sarasota county is pretty large and I’ve thought about just pursuing the ones with maybe the most equity or only newer 3/2’s, but it just kills me to think of possibly passing up an opportunity by just arbitrarily narrowing down the list.
What part of FL are you doing REI?

I have more lis pendens leads than I could possibly pursue in the time given before they go to auction. I have located phone numbers to about 80% of them. All of these leads are newly filed lis pendens, so I imagine most of the phone numbers are still good. My question is about calling them. I have no problem calling these people, I do it all the time, but I haven’t had any success yet. Most people tell me that “it’s been taken care of” or something else. Does anyone have a good script or a good non-threatening, non-confrontational approach to getting a foot in the door with these potential sellers? I’ve read hundreds of archived posts and found that most of the posters from FL say it is best to go knock on the door. I have no problem with that except that I have entirely too many leads to do that. I don’t think that would be efficient use of my time. Any suggestions? Thank you so much for any responses.

Matt,
I am of the opinion that door knocking is the best approach.
Since you have so many leads, go thru them and cherry pick.
Take those that are the best ones, or the deals that appeal to you most, and start there.
Work on down the list, and just know that you might not get to them all.
or
Mail them all something, a letter preferably, and visit the best ones as well.

Trust me, these folks are getting bombarded with letters and calls, so they are often in denial and will ignore the first FEW attempts to talk to them.

Good luck, persistence is what pays off with pre-foreclosures.
