Are you willing to pay a Realtor commisssion to list these homes? or what if a Realtor BRINGS a buyer to you for one of these homes- will you pay them?

Do you want to rely on the prospective buyers having to go out and obtain their own financing? OR take better control over the whole process of selling and financing your unsold finished units in a Turn Key fashion?

Using owner financing as both a marketing and financing vehicle to assist you in selling these homes is what offering to owner finance will do. It will EXPAND the pool of potential buyers for your homes exponentially and distinguish your homes from others in the marketplace.

All,

I have 5 Spec Homes built and ready to sell. I am going into older neighborhoods and building Affordable homes for the market.

All the Homes are 1400 SQFT 3/2/2 Slab With Brick/Cement board exteriors. All Appraise at 125,000 in that Market. I have them priced to sell at 120,000.

Here in lies the issue. Is it better to Sell these with conventional financing or offer Some sort of Owner financing and sell off the note? Any thoughts?

What options are there for newly constructed Homes for sale?
