IF GOlden Feather has it listed, go to www.hud.gov, and select the link Hud Properties… then there will be a link to YOUR STATE… which will list the properties currently listed for sale in your state…

If the property you are interested in is there, then it is currently actively for sale and any RE agent should be able to get you into see and post your offer to them if you are interested.

If it isn’t there, then its still likely somewhere in the foreclosure process… being taken back by the bank, or taken back by the bank, but not yet controlled by hud… or somewhere in the HUD machine before being listed.

On the West Coast a company by the name of Golden Feather Realty handles all the HUD homes. About 6 months ago I saw what appeared might be an excellant opportunity. I found a vacant home (windows broken, holes in walls, dead grass, etc.) and the home was surrounded by really nice homes. There was a “For Sale” sign in one of the unbroken windows with the Golden Feather Realty name and a phone #.

I called the local office and they had no info. on the property so I called the 800 number and still got no where. Honestly their customer service is pathetic and they sounded as if they could care less.

I called a HUD authorized realtor who could find no information on the property and said she would call back and never did. Since then I’ve called a couple HUD authorized realtors with no luck.

Here it is 6 months later and still no information. I hear that sometimes GF gets backlogged and it won’t appear for awhile… but 6 months.

Has anyone dealt with Golden Feather and does anyone have a way of getting info. out of them?

I’ve not only seen houses that had signs in them that long but bought houses that were 2 years vacant (even more in some cases.) It’s not unusual to see houses foreclosed on sit for a year or more before they actually make it onto the GF listings. When you get intimately familiar with your town you’ll spot houses that have been secured by lenders just by seeing a tiny red/orange sticker on the door. No other signs etc., other than long grass, garbage, broken windows, gutters etc., what I like to call “For Sale” signs. :slight_smile:

Sean is absolutely correct about going to HUD’s site, or www.goldenfeather.com for that matter which will also provide with you with tons of information with regards to buying HUD foreclosures. All of which you should be educated on before you start thinking about buying them I might add.

Start there and almost all of your questions regarding HUD properties should get answered.
