Well here business is slow for everyone with many surveyors going out of business. This is a new surveyor for me but I think I’m going back to my old surveyor. He would re-certify for a simple $25 fee.

I’m using a new surveyor on a deal I’m flipping. In the past I would get a survey certified in my name, find the buyer and have the survey re-certified to the new buyer’s name for a fee.

The new surveyor is telling me that the law says that the name can’t be changed. He says that the two attorneys (mine and the buyer’s) would have to draw up an Affidavit of No Change but that they cannot change the name without having a new survey done. Does this make any sense?

everyone is hurting but if very close in time and no changes to fence lines etc, they should re-certify for less than cost of whole new survey.

Check out other surveyors in the area.

having a survey re-certified is not normal. I know for a fact that I’ve had the names on surveys changed and re-certified. This is strange.

but, it is up to the individual survey company what their policy is. Some are more than willing to re-certify, especially when you send them a lot of business, like a title company.

I would look for another survey company that is willing to re-certify. However is some areas there are not to many choices and the surveyors dedicate price and terms.
