After taking a lake view house subject too, not asking for them to make the payments for any period of time and eventually loosing almost 20k on the deal (could not sell, lease/option or lease to save my life) I now find if very easy to simply ask or tell the seller to continue to make the payments on the property for several months. If they listed the house, they would make 3 or 6 more payments, if they stop making payments they ruin their credit. Just tell the seller they need to continue to make the payments or else you can?t help them. If that doesn?t work, you have a decision to make. Good luck.

I would like to know what is the best way to get a seller to pay the mortgage for one or two months after you buy it subject to? I know the property has to have little equity but what I am looking for is the sales pitch that the pros use? I tried to search for it in the archives but didn’t find too much on it.
