Maybe she can refinance and pull equity out. Then she could loan you the money.

I am looking to purchase a property but i currently have no capital to work with. My mother owns and leases out a farm which she has almost paid off the mortgage on and I am curious what the best way to use the value of this property is? Can she just sign the property over to me or can she sell it to me very cheap?. Do I take out second or sell? all suggestions are greatly appreciated.
