Start eviction proceedings, for unpaid rent, I doubt he can prove payment for your verbal deal each month, also give him a proper written notice of rent increase effective whenever your state allows to whatever amount you want, e.g. $125 month.

Second call in the authorities, does he have a business license? Does he have a use permit to run a business out of a single family residence, what is the zoning? If his use is illegal the rental will be easy to break, plus he induced you to rent to him thru fraud and misrepresentation. Has he declared this income on his tax return, e-bay records will prove his income, Does he need a dealers license to sell the number of bikes he sells. A friend never, you were the friend, he’s just a user.

About a year and a half ago a friend asked for some space to store some motorcycles. Since he has taken my entire 32x56 garage. He works on them and sells them on ebay from there. Originally I told him to cover electricity. $35 a month. There is no written agreement. He has paid at times and others not. I have now lease optioned the home on which the garge sits and he has gone to court so I can’t get him out. I live in Indiana and I gave him notice at the end of March for May 1st. He has posted a notice that even I cannot get into my shop and move any of my belongings. What recourse do I have if any?
