Is it OK to collect a deposit from a new tenant on a Section 8 house before that particular dwelling is approved by the Housing Authority.

Yes it is OK to take the deposit. Just be prepared to give it back if Metro does not approve your unit. I assume Ken does not have section8 units or he would not suggest just becaus the government is paying the rent, not to let them tell you what to do with your house. They DO have criteria that have to be met or they WILL NOT pay the rent. If you have decent properties that are relatively safe it is not usually to difficult to get metro approval. Couple things thety will require, an openable window in each bedroom, an openable wiondow in the living room. Smoke detectors, hot water tanks “blow off valves” need pipes that go within 6" inches of the floor. No chipped or peeling paint, especially if there are kids, if the initial inspection doesnt pass their visual paint inspection they will require lead paint testing to be done. These are a couple of the basics. We have been renting to some section 8 tenants for the past three years, the nice thing is you always get your rent on time.
