First of all Good luck on this extensive venture. The concrete runners are NOT for the wheels. They are spaced as wide as the frame for the blocking. Concrete pads are nice, and required in some places.

Hi Folks.We are in the process of starting a park in Central Indiana. Is there any benefit in pouring a full concrete pad under (14x70)a home rather then runners for the wheels. We wondered if we couldn’t use this as a selling feature for storage.(obviously not the fine linens):). Anyway, your feedback would be sincerely appreciated. Respectfully Darrell

Depending on your water and sewer connections. I feel the best way to go would be runners. Six inches with a good base. If your connections are going to be made in the center of the home. Should you end up with some type of problem down the road, it is easier to dig dirt than concrete.
As far as storage space goes, I think it would be in your best intrest to put something in your rule book that this would NOT be aloud. We have had a major problem with this…I think you’d be very supprised at what can end up under the home. Tires, other car parts, bikes, beds, trash, wood etc. etc. These items can be costly to get rid of if the home owner is evicted or takes off. Also, you have the health issues to thing about. Cats, racoons, skunks, rats love this type of nests.
Im my park, NOTHING is to be under the home.
