Another way to look at this is that she bought a HOME, a place to live that she OWNS for $23,000, which not such a bad deal, depending on her market. Her MH could be a comfortable place to live for another 15 years if she learns to care for it.
The issue here is one of abundance vs scarcity mentality. Or a can-do vs can’t-do mentality. Or maybe renter’s vs owner’s mentality. But $3000 over three years invested into one’s HOME just isn’t that much money. If she can get together $23,000 then she should be able to care for her home appropriately, she just doesn’t want to- it’s the same attitude that led her to buy without doing DD and now she’s blaming the seller.
I’m not that sympathetic to her plight. She’s “not a mobile home savvy individual” yet she chose to live in a MH.

Hello everyone. I am new to this site and hope I can get some advice. My name is Celeste and I am the owner of a 1984 Single wide Glen River mobile (on a rented pad). I can’t say proud owner because I have had nothing but problems since I bought it 3 years ago. The girl whom I bought it from left it in worse condition than I had thought. I didn’t get it inspected, because I needed a place to live Right then, which was mistake #1, so, my stupidity has gotten me over my head. I bought it for $23,000.00 and have put about $3,000.00 in UN-expected repairs. I recently found that behind the insulation in my walls, the wood between the insulation and the aluminum siding is soaked and from what it looks has been getting wet for some time. I don’t know if this place is worth the time and energy. I can’t get into all the other things I am finding right now because there is not enough time at the moment. Has anyone had to fix this problem with? I am assuming the roof is letting most of the water in? I am not a mobile home savvy individual so I am so disappointed and don’t know where to start…
WOW…$23,000 for a 19 year old SW !! Almost feel sorry for the lady! Talk about upside down!
This seems to be very common over in my neck of the woods. I’m new in the business, so I call just about any MH for sale I see. Eventhough I am not working the higher valued homes, I ask the same questions and approach these homes the same way as the inexpensive homes. The information they give up is still pretty helpful and just learning to talk to sellers and get as much info as possible helps. Practice makes perfect scenario. There seems to be many of the high end homes that are selling for what the people owe on the MH and they just want out or are willing to sell quite a bit under market. Is this common in anyone elses target market? Just wandering.
