Just because Carleton may or may not be extinct, does not mean the forum should become inactive. There are plenty of Guru’s out there that need comment upon for newbies and old timers. We might get Terry to rename the Forum to something like Guru Comments? It would be a great disservice to eliminate it altogether.

But there’s a bigger question here no one has addressed - namely WHY is the forum becoming inactive? What is causing it? Are there things going on with the current economy causing folks to re-think how they invest?
For example as a landlord I’m noticing cash flow is harder to come by. My vacancies haven’t changed - buy my non-payments are higher, presumably due to harder economic times. Long-term, will this economy change the ways folks invest in Real Estate? One would think that shelter is a basic necessity (one would think). But will this economy alter trends in real-estate for the long term, such as changing how we wholesale, rehab, or buy and hold, etc. ?

Jack, I really didn’t mean, or mean to suggest that it SHOULD become inactive. I was observing that it was happening on its’ own. What I was trying to do was create activity but I didn’t know what else to say. This was sort of a follow up to my post from months ago. Thanks for your post thereby helping this forums’ continuation. So, before an arguement ensues, I want to state that I totally agree with your analysis. Unless ofcourse the gurus fade along with the REI market as a whole. You know the drill, “make hay while the sun shines”. That can apply to any market. From one who has been posting here a relativly long time, I do see some of the “gurus” riding off into the sunset. Meaning they don’t post as much or not at all. Some of their own websites have either slowed down or become inactive as well. That is not a problem, just an observation of the times. However, you do agree that this forum does not get the traffic it used to. That is basically my point in so many words and I really don’t want to go beyond that.

Sorry but I do not get your connection The problem here in a nut shell is how do you produce a forum that is really open to all questions about Gurus? If you have Gurus advertising on your site, maybe you don’t want any adverse comments about them? On the other hand how can you have a truly open forum without these possibe comments? The only way I know is to bite the bullet and put it out there. If there are adverse comments about Gurus that you think may be detrimental to your sales on site, you may have to take the long term look and believe that these Gurus can substantiate themselves. If they cannot, then maybe you really don’t want them on your site. What do you think Terry and Jenne?

I agree that this form needs some revitalization! There are plenty of investors out there that have questions about Gurus and have valid concerns about the many Gurus who are selling their wares today. The best thing that I think Terry could do is to rename this form and advertise it as such. Even just :GURUS FORUM would be an inprovement. I know this has been resisted in the past but maybe it is time to rethink it?

Change, change, change. It is human nature to resist change. Hey, maybe that’s a good thing at this point. Maybe it’s like I voted for it before I voted against it. Time to rethink is correct in this case. New information will tend to do that to open minded individuals as long as the information is factual. Think drilling. Americans have overwehlimingly changed their setiment on that issue. Now that is a good thing.

I agree, it may be time to rethink. The main forum has slowed down quite a bit too. Terry, you have a good site here, but maybe, just maybe you need to do something to revitilize it? I, for one would hate to see it go out of business, especially in this time, which should be a great boon to serious investors. Maybe you can get some input and suggestion from the old timers to get some fresh ideas on how to enhance it? You could solicit them?
