I am wondering if anyone knows a good legal way to form a corp for purchasing real estate, and be able to sell shares of the corp to investors who would then own that percentage in the property. I am not talking about a REIT because that requires 100 shareholders and I am looking at around 14 investors.
If anyone knows a way, or has interest in doing this partnership to acquire Baya Area, CA properties please let me know.

They usually want to charge you when the investment goes bad and one of your investors gets an attorney.

i build houses in alabama, and i have been thinking the same thing. i think using the money recources of a small group of people to buy the land and develop. build houses- use the equity as a down payment.get a loan on each house. then rent the new houses to pay for them.this way you start with 20% equity to start. i have done this on on a small scale by myself.

States have laws regarding what dollar amounts of securities can be sold without requiring registration of the securities with the state. Registration of the shares may or may not be an obstacle for you.
I would find the Secretary of State’s office for your state and review their website or call to get more info.
