Having bought over 100 of them, I can tell you the BEST place to get foreclosures is from Real Estate AGENTS! Why? Because the banks use them to sell their reos. They require a BPO(brokers price opinion) from a few brokers to get an idea of what to do with it…fix it, or sell it as is and at what price. NOw the super secret is that most of these banks only deal with a few brokers in town. Find those brokers, establish a relationship by writing every offer with them, be sure to close the deal so they don’t look bad to their client(the bank), and they will tell you about stuff before it ever hits the market! The bad news, at least in california, is there is very few foreclosures right now.
