Bruce:

In Ohio, the Sheriff doesn’t lock you out for non-payment. If a house is vacant and unsecured, the sheriff will secure the property, but that is the only instance where the Sheriff changes a lock.

The Lender may secure their securty interest in a property, if left vacant of unattended. Again, they may not lock you (or your neighbor) out of their house. This is strictly against ORC… as ORC is very Debtor friendly.

What could be at hand here is that the foreclosure could be completed and possibly the Bank has bought back the property as an REO… hence securing their asset, not the homewoners. Soemthing is a miss here, as the details you report are not consistent with how the foreclosure process works in Ohio.

I too am in Cincy, OH, Hamilton County, and am quite familiar with the FC process. If you choose to email me privately… the address or the name of the owner, I can quicly check the circumstances of the situation, and let you know specifically the who, what, etc… and who to contact.

Foreclosure - what bank owns the property? - Posted by Bruce W. (OH)

My friend called me on friday and said his next door neighbor was locked out of his home by a sheriff order - due to non-payment. Saturday they moved all their stuff out. Now, I’m assuming the house is in foreclosure, is there an easy way to find out what bank owns the property? I don’t want to wait for them to list the property with an agent. The previous owners sold this house for $79k, but the latest occupants let it go, my buddy says in the shape it’s in and the neighborhood prices he would give about $65k for it in it’s condition. I’ve got my list of rehabbers to sell to, but I need to get a contract on it. The tax office I think only updates their records once a month. Any advice?? I’m located in Cincinnati OH.
