Any body have any info on ForeclosureStore.com. I’ve gotten several emails lately from different people offering it for $97, $197,& $297. Program includes CD’s, books and all necessary info to do the preforeclosures etc. If anyone has tried it any info would be appreciated. If so are the listings up to date ??? Thanks…

I can’t tell you from personal experience but what I keep hearing is those lists are from 3 weeks to 3 months outdated. In a lot of states there is a list at your local county court house, it is called LIS PENDENS and it is free to the public(to look at anyway) there may be a fee for a copy. Those lists will be quite accurate. Nathan.

Thanks Nathan for the reply. I thought I had heard that same info somewhere before. Can’t remember where or when. I’m familiar with the LIS PENDENS list, but it’s a real hassle at out court house to get any info or help of any kind. We do have a legal paper where they’re posted about 1 month before the sale and sometimes that may be too late to help them. Thanks again…Dan

Dan, sorry to hear that, in my county they are usually pretty laid back. I would tell ya to go in there and remind them that it is you that pays their wages but believe me that wont do you much good. I dont remember who but I think it was Bill Bronchick that said to go to your local court house and make nice with a couple of the clerks, go in and be very polite and ask a few easy questions or ask to see a specific property card to see what is appraised and thank them and be sure and get their name. Two or three days later send them a thankyou card and handwrite on the inside that you appreciated them being so helpfull. Be sure and sign it with your first and last name. About a week later call that office and ask for that specific clerk with a question, again another peice of property or something and ask them, by the way did you get my card? You may have just made a friend. If after that you go in that office and you dont get a smile and CAN I HELP YOU? give it up and suck up to another 1 of them. If that dont work, best of luck dude. Most states require that the lis pendence is posted at least 2 times in a local newspaper prior to the sale. Look in your local paper every day to see who is actually being foreclosed upon.
