I am thinking about attending a foreclosure auction in a month or so at the courthouse. It is a USDA foreclosure. They say the govt. bid is $96,500 and the estimated value is $172,000. My question is how much do I need at the auction, and what is the best way to finance this property. It seems like a good deal. I have never attended an foreclosure sale. Someone please help!

Brian - I know of a program that can get you on the right track. At an auction you will need financing available for what you purchase. There is a program that can help get you on the road to pre-planned financing before the auction. Terry Truedt of Sum Total Financial Management can help you use IRA monies to finance real estate out side of an IRA. His web site is http://usirarealestate.com Email him at sumtotal@voyger.net or call him at 866-654-7200.
Good Luck!
