Jeremy,
I would connect with investors in those states to see first hand what if any the potential issues are in both of those states whom are working the wholesaling real estate market.
Texas has the HB 1823 legistlation on doing lease options where it is not legal to do unless the propety is free and clear…??? can not remember the exact verbage.
With the way I do my investing I do not worry about these restrictive state regulations since our way is exempt.

I’m primarily concerned with both Wisconsin’s and Texas’ regulations.

  1. Are there limits to how many deals can be made without a license?

  2. What liabilities and concerns are involved?

  3. What should I know before I start? (I’m reading as much as I possibly can, but any input is appreciated)
