If you have good credit you can get pre-approved for a loan. You may also need $1000 in earnest money. I deposit one $1000 earnest money deposit with the real estate agent who uses it against all my offers. Once you get the house under contract, you can then assign your agreement.

I have a connection with a real estate agent who sends me a list of rehab properties. She even sends me the codes to get into the buildings. However, many of the deals requires proof of funds. Since I have access to the properties, how can I enter into a contract with the real estate agent and then find an end-buyer who has the funds to close? Some of these deals are really hot and I would like to capitalize on them.
