Sounds like you are wholesaling to rehabers. If so, they don’t care that you are flipping. They just care that it is a great deal at your price. And if you do not have a contract signed with the seller, you do not have equitable interest in the house and cannot sell it without a Realtor’s license.

iam looking at a house, 3/2/1 at $46,900, all brick,ch/a,the house has slab damage & other minor things,and it has a renter in it.
what i need to know is how do i show the property to a buyer, without them knowing that iam flipping the property?
the owner said it would be better to show me the house during the week, when the renter is at work, but do i need to have her sign the real estate contract, then ask for a key?
I already have buyers who buy property at any price & any condition
