We’re in the preliminary stages of plans to develop a mobile home park in Florida, and I was wondering if anyone has had experience that has been particularly good or bad when dealing with different counties. Do any stand out as being more averse to a MHP than others? More favorable? Any information would be fantastic. Thanks.

of 1994 NO new Parks can be developed without State Approval. They send out questionaires to all adjoining properties and if there are no “don’t wanters” they can change underlying zoning to MHP.
Then it goes to County where they play real hardball…like “you can put in a topless bar and casino, but no mobiles or RV’s are allowed to park on property.” It really is that bad…that is why existing Parks are worth a bizillion dollars.
Your cost to develop a new one will be maybe 100k before you get approval (or more). Is it worth it?? Not to me…maybe you have the time and money and tolerance to pain…I don’t!
