A home inspector is probably not you best choice, they typically check out the structure and mechanical (plumbing HVAC etc.) to give the buyer a warm fuzzy feeling the property is in good shape. You need a written bid from a licensed contractor. As for surprises, take that bid and add 20% fudge factor and don?t be surprised if it goes over that amount. There can be many unknowns until they get in there and actually start the job.
I found a house in a great neighborhood yesterday and have a few questions about what to consider. First of all this house has been on the market for 230 days. It is on a corner lot, and the way it is positioned it has a huge front yard, but not much of a back yard. It’s a two bdrm, 1 bath, about 850 sq ft. and lists for $44,900. It needs a ton of work new roof, new bathroom/kitchen, of course paint inside and out. It has an attached 1 car garage, but no access from the house. Will the home inspector give me an idea of what it will cost to repair the house, or are there ways I can estimate my costs? Another question is what kinds of major suprises have some of you come across while rehabbing a property that I may need to take into consideration? Thanks.
