You cannot “practice” real estate without a license. An assignment of contract is the best way to go.

Is there anyway I can refer a buyer to a seller who has 4Br rehab property for sale for a finder’s fee of $5000.00 without getting a purchase contract from a seller or filling out an assignment form? Also, please tell me what other forms will I need?
