Hey all. I’m a novice reaching the point where potential deals are coming across my desk on a regular basis. Problem is, my lend-ability is poor. My credit is clean, but my debt-to-income is high and I only have one month at my job waiting tables. I’ve talked to several types of lenders and none are willing to take much of a risk. The properties I’m working on are mostly HUD, FMAE, FMAC, VA and pre-foreclosures, so obtaining seller financing is difficult. How can an intelligent and driven young man such as myself find the MONEY to begin investing?!?!?!?!

If you don’t intend to buy-and-hold, you may not have to qualify provided that your retail buyer can be financed in the traditional manner.

There are alot of lenders out there that will lend stated income,no docs,just as long as your fico is 680 or above.I know because I just did a refi on a couple of rentals.Shop around,they are out there.

If you are hitting a wall looking where you are for financing, then look elsewhere.
Take a minute or two and use the archive search here to look up “Johnboy” and “Getting started”.
There are a ton of posts in there that will help.
