This is as good a time as any to bring up something that has been rattling around my feeble mind for the past few days. There’s no question that FEMA’s big trailer purchases are going to jump-start the manufacturing industry, and it’s going to make it extremely difficult for people like me to buy units at a reasonable price in this part of the country (just inland of Mississippi gulf coast) for a while. It’s also worth noting that many of those trailers that FEMA is buying are actually travel trailers or park models, though I have heard that many of them are full-size 16x80s.
My understanding is that FEMA gets these for temporary living quarters limited to 18 months.
-How will they liquidate the ones they have as people move out of them an into permanent housing?
-What will happen to the supply of used and new units once the manufacturers are ramped up and producing them on 24 hour shifts for the next year or so?
-Are there new opportunities in Land/Home development near where I am 20-60 miles inland from the coast?
-Will this change the picture for 3rd party financing so that it’s easier than it is now for people to get financed on a mobile home alone or a land home package?
-What affect will it have on mobile home parks? I hear they’re packing them full where there were lots of vacancies before.
I hope my questions don’t sound callous this soon after the storm, but I believe it’s only prudent to begin thinking about how the landscape has changed, at least here locally (and literally in some cases). I’m just really getting started this year in real estate investing, and mobile homes are my focus for now. It seems like the rules are going to change significantly over the next two years.
Anybody out there have any firm information or even speculation?

FEMA just purchased 14 campers from the local dealer here in S.E. GA. They had to be on the lot and he has to deliver.

I have had the same thoughts myself. However I am not concerned with what FEMA is doing regarding buying thousands of mobile homes. It only increases the chances of better deals in the future. FEMA will sell these units @ the GSA.gov Web site when they are done with them like they have done in the past after many other storms and hurricanes. The problem is, when they list them on the GSA web site you must bid on them and they are “as is” and you must remove them from the storage lot that they have moved them too when they want to sell them. Now “as is” is no problem for investors like us, we usually know how to repair and fix most units with very little effort, however when they start listing them on the web site some peolple go crazy with the bidding process because they think they are buying a bargain which in reality the government only ends up selling them for a few thousand dollars less than what they paid for them so you do have to be careful on how you bid on them. However I do see some great deals coming down the pipe line once the initial shock has worn off and people start to get settled into their new lives. Don’t forget FEMA is not only buying new houses to move into the damaged areas, they also have bought repoed and new homes in other states for displaced people so the opportunities will be everywhere and some will start in just 3 months. So be patient,and watch the opportunities open up before your eyes.

My concern was that I want to buy about 10 more good units for my park I’m building. I figure anything like that makes for a much tighter market, and I don’t want to get into the position of bidding vs. Uncle Sugar. Mainly I want to make sure I know where and how the trailers will be liquidated so I can be ready when that time comes.
