Hi all, I am about to invest money in a classified ad in my local newspaper to attract motivated sellers. Given that this will cost about $300 month, I want to make sure that my ad is effective. My goal is to market to sellers who need to move fast. I would then buy their house subject to, do cosmetic rehab and quickly resell, no lease options yet. I am torn between the two following ads, which one do you think would be most effective?

Or
Need to sell fast? Stop Foreclosure?
