Then add another 2-6 weeks to get the home set-up, the deal thru escrow and the buyer moved in… that’s a long period to carry a note on, when the deal isn’t legally-inked yet.

I think your shooting for the moon, but it could happen.

I have a client that is a MH dealer. They are interested in factoring their profit (mark-up) on sale of a new MH at the time of sale to the buyer. For example, they have a client that pays $75,000 for the new mobile home. The home will be bought from the manufacturer for $50,000, thereby providing a profit of $25,000 for the dealer. Rather than waiting for the home to enter the production line (2-3 weeks) then actually get produced and ready for production (12 days), they want to factor the $25,000 and obtain their monies earlier, rather than waiting the 4-5 weeks when the home ships. Are there any investors that do this type of MH Purchase Order factoring?
