After you win the eviction in court the judge grants you a writ (don’t know if I speeled this right), you take this to the sheriff dept, he than sends the tenant a letter giving them I think 7 more days to move out. If and when they don’t (depending on how well they know the system) you now need to schedule a time with the sheriff dept. according to their schedule which may be growded and you need 4 able bodies to remove items from the house. This time frame may be another 2 weeks. That is where the 3 weeks comes in
After the court grants me an eviction in the state of Ohio, do I need to continue to fix their furance or do anymore up keep on the house. After the eviction it will be at least 3 more weeks till they are out. These are the tenants from hell they keep breaking items, like furances etc. and I have to have a company come out to fix, they are doing this to me on purpose. Help
Pam,
You don’t “have” to fix the furnace or anything again. You can practice avoidance of phone calls and messages for a short time. And of course repair folks can be busy for a few day. Your kids can forget to tell you someone called or left a message.
Dee, in Ohio the amount of time for “set out” is dictated by how busy the local courts are and their sense of urgency. Our where I live are pretty quick but one county over they take 2 to 3 weeks also. DanT
