I have a property uc that has a tenant in it with a year left on the lease.
The owner signed a 2 year lease that last year but only has a 1 year hardship rental approval from the HOA.
The tenant has a number of complaints for loud music, parking in handicap etc but has paid rent on time.
The property can be listed for quick sale now in hot neighborhood .
How do I get the tenant out?

I’ve been successful in having somebody else* do evictions for me in several cases and you might do the same.s
In one case local Health Dept did it for me after they learned (can’t think how of T’s living in my house w/o electricity and I had the pleasure of leaning on a porch rail while city cop ordered her to get out NOW.
In your case I’d suggest a call to your HOA’s office or executive might result in its ordering that T to leave since she could be in violation of HOA rules.
*this might eliminate the late night “anonymous” threatening phone calls since you’d not be directly involved.
