A local small town bank is often flexible and very easy to deal with. These banks often keep their loans that they create in their portfolio. Ed hit the nail on the head with his great post above.
I have been dealing with a small bank for years with great success. Easy to talk with. The loans are funded quickly. And they will take the time to listen.

I have read several posts about investors that refinance a rehab to recoop initial costs, repairs, put cash in their pockets, etc. How is this done
without “seasoning?”
