On the loans we have on SFHs they let us count 75% of the rent.

I would like to purchase a duplex for 179k this is a newer property and one side is currrently rented for 908 per month. THe problem is I don’t think I will be able to qualify for a loan that high. I would like to sell my current home and live in 1 half and rent out the other. Will I be able to use the rents to help me qualify for the loan and if so, how much of rents would be used to help me qualify?

There may be many programs available to help you purchase this property as owner occ or as an investment.
What is your credit score?
How long on your job?
How much are you wanting to put down?
How much do you have in liquid assets?
