I thought the first rule to rei was not to get emotionally involved with any property. (LOL) I probably would not approach the seller, they may be honor bound to the contract regardless of the money which could cause problems. I would approach the cash buyer, inquire what his plans were for the property and then see if I could come up with a “deal”. Just an idea, but remember if this falls through there is a “dream beach house” waiting just keep looking.

Found my dream beach house but it’s already under contract to someone else, they are a cash buyer also so no contingencies. Anything I can do other than just hoping the deal will fall through? One time I owned a property under contract to buyer 1, buyer 2 made me an offer $20,000 higher and being a lawyer I found a loophole to get out of the contract with buyer 1 and sold to buyer 2. Should I try it? Any ideas appreciated.
