In Pa. the new owner is bound by the terms of the old lease until it expires. Therefore you need to review the lease and can make sales contract contingencies based upon something you want vis-a-vi the tenant.

you could offer the tenant a bribe or monetary incentive to move.

you could cite them for some violation of their current lease.

you could require in your purchase contract that the place be vacant at settlement and make it the seller’s problem.

In general I like the property to be vacant as I want to pick my own tenants and not leave it to the departing seller.

We are purchasing a duplex and we want to get rid of the current tenant. We need to fix up the place so we can increase the rents. They have pets that we don’t allow. The past owner gave the tenants a 1 year self-renewing lease.

In Pa how can I legally get rid of the tenants? or any suggestions?
