Does anyone have any experience doing deals in Ventura County, CA? I am curious as to what methods work best here (flipping, Sub2, rehab, whatever). For those who don’t know, it is your typical SoCal market: astronomical prices, low inventory, median home price around 600K.
I would really like to hear from investors who have made REI work in this market or those nearby (LA, Santa Barbara, San Diego). Any and all info would be great.

I think the market is pretty topped out. I have done very well in the So Cal market overt the last few years but I think the fun might be over for a while.

Over the last few months I have sold off most of my portfolio. I am still dealing but only properties I can get in and out of very quickly. I think there is a tremendous amount of risk holding for the long term right now.
