Did you have easy access to capital to get your 33 houses, 3 buildings, and others? Or did you also use creative financing methods? Thanks.

I purchased 2 courses - one from Carelton Sheets and another from a company called Nu-Way. I am still at a loss, due to not completing the Sheets course, does this really work?
The other course I lost thousand of dollars basically to pay for the services of a PAS, that gave me 90 days to purchase and close a property, it never happened.
I want to to flips for the 1st year of my investing career. I have tons of information and am currently taking courses, I would like to flip a property in the next 45 days, is this possible in this market, please advise.
Thank you

Carletons Sheet’s teachings does work. Carleton’s teachings are nothing more then creative financing. It is the same stuff that is being taught by every other “guru” right now. The only difference is that Carleton’s main course is an overview of the entire real estate investing process. It lays the foundation in other words. It is a great beginning point, but it should never be thought of as the end all to cure all. Use his course as the starting point, branch off into more specific aspects of investing like short sales, lease option, subject to etc.

I suspect I was in the same boat as you just 2 years ago.
2 years prior I wanted to be in RE. I read alot of books, attended free webinars like crazy, and anything else I could get info from(like this site) I got to the point that I was tired of being scared and realized the more I tried to learn the more it screwed me up. So I made the decision to learn 1 thing and thats it. So I picked wholesaling. stuck to everything wholesaling and in the last 4 months I have flip 4 deals and made just over 20k.

I know I’m going to be long winded, so I apologize upfront. I bought CS’s course back in 1995. I was blown away from what I learned. His course helped me greatly in my investment career. Carleton’s course isn’t the “end all to know all” course. No guru’s course is. Investors have send tens of thousands of dollars learning about every aspect of real estate investing. Carleton is know of creative financing. Creative financing has always been around and isn’t going anywhere. Matter of fact, it is more important now then ever before. Carleton taught the technique of “subject to” before it was called that. One book or course isn’t going to make you a real estate mastermind. Carleton is a great foundation. Ask other investors questions to help you feel in the some of the blanks you might be confused on. Join your local Real Estate Investment Club. I can’t stress this enough. Network with investors in your area. Ask questions on CREONLINE and other similar sites. I’ve seen a lot of people post in the Sheets forum being ticked off saying that “Sheets doesn’t work”. The reality is that they didn’t work the course itself. Hope this helps.

I have been investing in RE for years. Own 33 rent houses, 3 commercial bujldings, build spec homes, etc.
I have never taken a course. I just bought 1 book:
“Buy it, Fix it, Sell it”
The rest you figure out as you go. It is not that complicated. Get after it. Go buy a house.

It doesn’t work, you have to do the work. You will learn more from this site than any of your courses. Just read it all and read it again.

The best thing to do is buy wholesale and create a marketing system to locate buyers. In theory many of these courses work but in reality it’s far more difficult.

Sounds like you need to overcame fear and get your feet wet. Fear is the biggest robber of success. You can flip properties in 45 days if you buy right. It sounds like you have a lot of informational resourses. Start small to get your feet wet and learn from any mistakes. Don’t try to make a killing on your first flip.
