that I personally, hated carleton sheets and felt (and still feel sometimes) like he is full of hot air and old, no longer working ideas.
But the boost he has given me, and the excitement I have recieved from his cassets and videos have helped me tremendously, in my entire reral estate carrier.

Hi,
I just watched the show for half hour, and it does seem very convincing that you can actually start owning properties with “NO Money Down”. Has anyone in New York City tried it? And does it really work? What about market saturation? I will appreciate anyone’s pratical reply. Thanks!

Yes, Carleton sheets Course really does work in NYC. I purchased a home three years ago my closing cost was $1500, and I received a check back from the seller for $700 bringing my total out of pocket expense to $800. I used this property as rental property for the past three years bringing in a positive cash flow of approximately 5500 anually after expenses. I could have and never would have done it without Carleton Sheets Course.

I have found carleton sheets to work in NYC. I have not gotten “people to pay me to buy the property”, but have found deals where I did not have to put much money down.

I personally am a cynical person, I’m not from NYC, but let me tell you, I doubt you will ever have a saturation issue with real estate investing, or no opportunity left. Don’t believe me? Go to any bank that makes mortgages, I dont’ care which one, and ask them how many REO’s they currently are holding. Even if every private seller became instantly inflexible, you have a steady neverending supply of good deals waiting.
Will you be competing with other investors? Sure you will, just like any business. But quite frankly, and this is the honest truth, and it doesn’t get more complicated than this… you want to buy a property and get a good deal, make lots of offers that make the property a good deal. Even if you get 95% rejected, or get beaten by another investor 95% of the time… so what? Make sure that every deal you offer makes good sound economic sense, and you’ll be fine.
