This is from the IRS website.

“The “land trust” has no special distinction in the Internal Revenue Code and would be a simple, complex, or grantor trust depending on the terms of the trust instrument. Filing requirements would depend on the type of trust.”

So I guess it really depends on how it is setup.

I formed my first C Corp, and just got done applying for EIN#.

I noticed while filling out the application, there was a checkmark for Trust for Type of Entity section.

I bought a house using Land Trust couple months back.

Do I need to get an EIN# to make the Land Trust valid?

Most people use their corp. or LLC as the beneficiary of the land trust. As long as you are routing your income/expense through some entity that will report to the IRS, you don’t need an EIN.
