I am just beginning my venture into RE investment. I have ordered the Carleton Sheets course and am half way through Russ Whitney’s book “Building Wealth.” My question is this: Do I need a real estate license? I have completed the state required course and just need to take the exam. Will the license help or hinder my efforts? Also, are there any RE investment groups in the Memphis area? I also would appreciate any other words of wisdom for beginners. Thanks a million (my first million)in advance.

worst mistake I ever made. I bought carletons course, and then went out and got my license. It screwed up my investment activities completely. Carletons coaches tried to warn me. I thought it would help. it did not.

If you are just doing deals for yourself, then you don’t need a license. If you want to become a member of your local board of Realtors and gain access to the MLS then I would say go for it and get your license. In my opinion, the pros to being a Realtor far outweigh the cons. I will give you more details on that if you email me privately. I am a RE broker and member of NAR myself.

As for groups, click over to Newsgroup 1 or the Chat room. This is a huge website with lots more info than just a Sheets discussion group.

it depends on what u want to do, it can work against u because people are more leary when they know you are a pro, also u must disclose that u r a broker. in my exp. i get alot of people asking me if i am a broker and u could tell they dont want to talk to a broker, once u get cs course u will read the con’s and pros in his course. i would love to know about whitneys book how is it? do u find it inforative? or just another commen sense approach ? i am starting a study group which will meet in a chat room or netmeeting,powwow, mplayer,or icq which ever most of us have or want to have where beginners can feel comfortable askng questions, and pros can come to teach along w/learn. we will b talking about cs lapre whitney, and all the other material out there, THIS IS A NICE PLACE TO COME TO BUT I WANT TO BE ABLE TO TALK TO PEOPLE IN REAL TIME to get all i can along w/give all i can. so anyone interested eme

I cannot say that I have had any success as an investor
as a direct result of taking the sheets program. If you have no idea what to do, it is a good place to start. Unfortunately, due to my getting involved as a realtor, and being affilitated with a company with tight production requirements, I really got off track as an investor. As a result, I have only done one deal since taking the sheets course. However, I intend to improve on that now that I am no longer a realtor. I would recommend the basic sheets course, but the coaching is priced way too high.

I can’t believe they charge 2500 for “coaching”. I have the course. To be honest I have not tried to use any of the “techniques” yet. I am in the middle of a renovation on a 1910 house right now. We hope to make 40k on this deal. We bought it in Oct… I was telling my wife I don’t mind telling people how much money I make on REI deals. In fact I like to share the info… I have picture, closing statements, etc… My wife is a computer programmer and we are building a web site where I will give away my 15 years of experience for freeeeee.
I will post pictures and cancelled checks.
Offer freeeeeee advice to beginners.
give advice on hiring contractors.
This would make a great cable show too!!!
