The agreed & signed contract by both partis have the wrong county listed on the contract(inadvertly left from a previous contract on their computer) when I brought this to my seller’s attention. They said that It’ll be fine as long as the legal description is correct. I was advised by another unhired attorney of the same too. Well after hiring an attorney it was discovered that the lot number in the tax map number is incorrect too which is listed as the legal description. And after thoroughly checking out the property It’s too costly for me to repair so I’d like to sell the contract. But with these holes in the contract do I even have a flippable contract?

What is wrong with just adding an addendum to the contract correcting the errors and signed by both parties, and why didn’t the attorney just suggest this in the first place?
