I’m sure you will get some good answers on the MH forum, but I can answer some of your questions.

In most jurisdictions, mobile homes are transferred via title, just like an automobile, or bill of sale…NOT the same as a sfh. If this MH includes land, it would be a different story, but if you’re talking about buying just the home on a rented space, that’s how it’s done. Whether LA is any different, I couldn’t tell you.

The best thing you can do is obtain and read Lonnie Scruggs’ books, available right here on this site. I know you say you are in a hurry, but these books are a wealth of information for the small price, and they will tell you EXACTLY what you need to look for and how to negotiate with MH sellers.

As for the price, for an early 80s home, the experts will tell you you shouldn’t be paying more than about a thousand dollars, tops. You could then expect to sell it with owner financing for probably $5-10k, depending on its condition and the local market.

Now, here’s the deal killer. If you have to move this home, I’d walk away. Moving is expensive, and it’s certainly not a good idea for a newbie.

I would go talk with the park manager and explain that if you buy the home, your objective will be to get a decent buyer in the home who will help out the park by paying on time space rent. Show him how working with you would benefit him as well. But if he truly is “impossible to work with” I would walk away.

First, I have this posted on the Mobile home forum, but I need help ASAP. I hope some of you deal in MH and can help. This deal fell in my lap, and I have NO experience. I purchased Ron Legrand’s system, so sfh is what I have been studying and not mobile homes.

OK,

I spoke with the seller and here is what she is asking:

MH: 1983, 14 x 70, 3br 2ba

repairs: new counter top, new sink, a few minor problems = maybe $300.00

New 4 ton central air unit, New hot water heater, fiber glass porch, stove to stay as well

Seller’s father died and Mom wants her daughter to move back in. She will inherit Mom’s house once mom passes, so she simply wants to caSh out and does not need the mobile home.

She was asking $6,000 and got her down to $5,000 on the phone. A local manufactured home company offered her $9,500 trade in value ( as is ) towards a new mobile home. It is hard to get accurate comps on this home. Any suggestions? I plan to view the MH tomorrow evening. She wants to be cashed out and will not owner finance. I probably will have to move it in order to rent, or flip it because the park owner is aweful to work with according to several tenants.

Any and all advice will be most appreciated!!! Do I have a deal, and what would you offer the seller?

Thanks,
Toddg

I live in Louisiana

P.S: What am I looking at for closing costs? Can I use Ron Legrand’s purchase and sale agreements for a mobile home? I assume mobile homes are sold the same as sfh via a title company. First possible deal so all help is MOST APPRECIATED!
