DIVORCES FILED QUESTION - Posted by Brad (sd)

JT-IN,
Thanks, I just got off the phone with the court and the file date signifies the date the case was opened, and the minimum amount of time required until finalization of the divorce is 6 months & 1 day after the respondent has been served the papers. However, it can take much much longer apparently.

I guess I had it ok then, because I have Outlook set up so that I mail divorce mailings once a month for 6 months! I’m doing my other mailing for 6 months as well, I think that should be plenty of time and repitition! Maybe?

Kinda a funny thing, I had called ‘we buy house’ ads in the paper some time ago to develop a buyer list and one of the investors accidentally put me in his mailing list as if I were a seller! So I’ve recieved 2 postcards and 2 letters from him. I think his mailing campaign is extremly well thought out. He has 2 different postcards he sends, the first letter has a fake 1million dollar bill stapled to it, and the last letter is so informal that it seems you could be havin’ a beer and BBQin’ with the guy! He even says that his wife might even answer the phone, and she does. Very good mailing system, he’s a pro. Mine is a little more simplified and I have one letter and one postcard, oh well… all in good time!

Thanks for the response!

DIVORCES FILED QUESTION - Posted by Brad (sd)

Let me draw upon the collective knowledge yet again!

So my county courthouse here in San Diego has a web page that allows me to access divorce filings. So I’ve been mailing postcards to the people who I discover have property (cross reference w/ recorders office) and have filed divorce papers. The question I just thought up has to do with the stage that the divorce is in when those divorce filings are posted. They do say that they are “New Filed Cases”, but I’m wondering if that means the divorce is complete already, along with the division of real property? ANy thoughts? I’m going to call the courthouse tommorow, but wanted to get some experienced research info from ya’all.

Thanks again for being here everyone!

Brad:

These are newly filed cases… meaning that the Divorce has just been filed and there are no doubt time limits in the State of CA before a Divorce can be finalized. Depending how the principals in the divorce handle the situation, the property could have already been divided, due to a sepration agreement and division fo property. This will only happen in a completely amicable Divorce… and there are not that many of those. So in most cases, the wheel is just beginning to turn, and no settlement of property or financial arrangement has been determined.

What you may want to do with these is load the info to a database program and periodically re-mail these folks for a 3 or 4 month period. Try different mailers to determine if one works versus another. After doing so for 6 or 8 monhts, you will have some data to pull from to know if this approach is worth the effort, etc.

Consistency is the key. Mail everyone that hits the Clerk of Courts offc… Best of luck on this.
