Hi All, I just returned after 7 months overseas. The full time PM filled about 45% of the units. When rents dried up, he preferred spraypainting “pay rent” on doors versus serving notices. Or to pass on the problem so that the evictions lawfirm could do their job. Meanwhile, the place gets seriously vandalized.
Q: how should I go about hiring a handy PM? Where might I advertize the place? Maybe if I carried paper, someone else will do a better job and make a huge profit by turning it around and then flipping. ** And since about 80% of the tenants need to be evicted asap, I wonder if I should serve 30 Days’ notices to get them out safely and in addition, take them to Small Claims Court for the back rent? Thanks!
