For adverse possession in general you must occupy and improve the land and pay the taxes for a certain period of time which varies from state to state.

If the owner, or anyone with an interest in the property, shows up and decides to pay his own taxes that nullifies your claim.

One of the legal boards puts it this way:

“Payment of real property taxes and making improvements (such as paving or fencing) for the statutory period, which varies by state, are evidence of adverse possession but cannot be used by a land grabber with no claim to title other than possession.”
