well, I just ordered both books.If they are not what they say they are, you can always use them for a tax write off or sell them on the open mkt. to someone who hasnot found this site… but I am adding them to my collection of books I can fall back on if I happen up on a question I cant answer… mobile homes have been very good to me. the market is wide open, and none but me in my area wants a trashed out mobile home. I will take them all day long.

I guess people are shocked and offended because Lonnie’s book connected with so many of us. I remember trying to make my mom listen to some “amazing” new songs when I was a kid… she didn’t “get” them.
To me, Lonnie’s book felt like getting financial advice from my favorite uncle. I understood it instantly and found it easy to put into practice.
I’ve read a couple of mh books that are more complicated, but I’ve never read one better. To each his own, I guess…

I was fearful of getting involved in RE and losing my shirt, ties, shoes, home,etc. I thought LDs would get me exposed to “the feel” of RE without the risk.
Prior to being a doc, I owned a remodeling company.
I just bought my first duplex Friday and a SFH at sheriff’s sale last week. I have a private investor putting up the cash at 5%(I’m one of those less than wealthy Docs-for now). Here are the #s.
Duplex
Purchase 35,000
Repairs 22,000
Total 57,000
ARV 75-80,000
SFH
Purchase 53,333
Repairs 7,000
Total 60,333
ARV 80-84,000
I plan on getting better at this and making more spread. I believe I will actually do the duplex for less than the amount above. Thanks for your interest John.

If I have to explain it, you won’t understand it…the book defiitely struck a chord with me. But 4 of my 5 kids didn’t get it at all. That is why there are J-O-B-S and tenants (and future tenants) for my mobile home rentals.
