There are a few local companies who gather this information from the local court houses and then put it in excel format and sell the lists. I just went with one of the local companies.

I’m working on developing a direct mail campaign to pre-foreclosures and I wanted to ask the advice of the experts on this board. I plan on using the USPS website to automate my mailings as much as possible and mail out either post cards or flyers or a combination of both. I just subscribed to a list notices of default and will be receiving this list weekly. These people aren’t scheduled for sheriff sale yet, but the beginning stages of Foreclosure have just begun. I plan to mail to these people at least 6 times until the property goes to sheriff sale. My question is I need to come up with a series of post cards or flyers to mail out. Should I focus more on a “We Buy Houses” message, or a “We Can Stop the Foreclosure Process” message? I know there are pros and cons of each side. I know some people use letter’s that talk about being able to provide a loan to make up back payments, and get a good response from that. I’m not interesting in doing anything like that, I’m mainly interested in purchasing homes. At the same time I want to generate calls. If anyone has a good marketing campaign for pre-foreclosures and can provide any advice I would really appreciate it.

Im sorry also with no answer, How do I find one of these local companies to gather info of preforeclosure possibilities from the local court house and sell me listings too. Please and thank you in advance.

I’m sorry i do not have an answer for you question but i would like to know what procedure you had to go through to have those pre foreclosures sent to you in the mail again i apologize for not having an answer to your question

Why pay someone to send you lists weekly, most of the foreclosures I see that sell, are going 2-3 days after they hit the courthouse. Go ahead and wait your week to get them, meanwhile I’ll already have hit them up and be at the closing table. But at least then I can get your marketing material and check it out cause I"ll own the house by the time you start your mailings…
