So I am about to do my first deal so I just want a quick run through. (In Washington)

Sign contract with seller and leave $100 deposit.
Once home is vacant I have them sign POA and Mh Excise tax affidavit. Also take the title.
Then go to tax assessor and pay excise tax then go to DMV and transfer title. Or wait till I sell to transfer title?
Tell PM I have purchased.
Begin advertising to sell.

Check for back lot rent and taxes.
