A bathroom exhaust fan is a building component. Roughly, it can’t be classed as personal property since it’s not moveable or connected to anything moveable. Since it can’t be classed as personal property, it’s a building component by default.

Residential rental property is depreciated over 27.5 years.

I am purchasing a property that has 3 new bathrooms. Everything is new in them. They each have an exhaust fan. Is that considered a personal property item or a building component? Depreciated over how many years?
