JT, you’re right, plus they ask the same question on 2 or 3 forums hoping for the free easy answer w/o having to do or spend anything themselves.

Like barnacles, they just want a free ride.

We are buying a fractured condo complex. We are closing soon and wanted some input from someone who has experience on owners not paying their HOA dues/ assessments. If they just wont pay, I believe you can file a lien for the delinquent amount. Where would I go to do this and is it the best first step (after cert. letters). If they still do not pay after a lien has been filed, can I start a foreclosure process on their place? Also, would it be not a good idea in the event that they have a mortgage (1st lien holder). Any input, advice, or past experience is appreciated. Thank You

What are you trying to do? Collect $$$? Get titles? Send a msg to other owners? Convert to rentals? Hard to develop a good plan w/out a goal–

whether or not an HOA can foreclose a lien. You will need an attorney because to get the judgment that becomes a lien, you will have to go to court and win. A good HOA attorney can tell you what you can do and how.

Folks come here, ask a question… (incomplete as it is).

Investors attempt to answer them… with less than complete data, ask a question back to the original poster for clarification…

AND THEY NEVER CHECK BACK IN FOR AN ANSWER OR PROVIDE OTHER REQUESTED FEEDBACK… Frankly, I am not sure why we spend time attempting to answer these frivilous (half-baked) questions…
